WHY CHECK

Why Check?

Renewal is closer than you think

Most mortgages come up for renewal every few years, and many homeowners simply sign the letter their lender mails them. That letter is a starting offer, not a final answer.

Penalties aren't what you'd guess

Penalty formulas differ dramatically between lenders. The same mortgage can cost thousands more to break at one lender than at another — which is exactly why a real review does the math before anything else.

Set-and-forget has a price

Rates move, products change, and your life changes too. A mortgage that fit perfectly three years ago may not be the right fit today.

WHAT'S INCLUDED

What You'll Get

A clear, no-cost review of your current mortgage — your rate, your penalty exposure, your renewal position — with one honest answer at the end: is there money on the table, or are you already in good shape? And if you're in good shape, we'll tell you exactly that.

THE PROCESS

How It Works

01

Share what you know.

A few details about your current mortgage — and if you don't know something, leave it blank. A current statement helps, but isn't required.

02

We do the math.

Your mortgage is reviewed against current rates and real break-even numbers — including the penalty cost of any change and any lender incentives that could offset it — the full picture most quick comparisons ignore.

03

You hear from us when it matters.

If a genuine opportunity appears — meaningful savings after penalties and costs — you'll know. No opportunity, no noise.

ONGOING

Not a One-Time Quote

Here's the part most rate sites can't offer: your check-up doesn't expire. Your mortgage stays monitored against the market, so if today's answer is 'you're in good shape,' and six months from now that changes — you'll hear from us then, too. One check-up, ongoing watch.

It takes a few minutes, costs nothing, and creates no obligation. Your details go straight to your Mortgage Broker at Clearstone, delivered through Vine Mortgage.

Delivered through Vine Mortgage

This check-up is provided by Nick Gaudet, your Mortgage Broker, coordinated through Vine Mortgage.

Mortgage brokering is delivered through Vine Mortgage under provincial licence. Clearstone provides coordination, intake, and strategic context. Clearstone's materials supplement but never replace Vine Mortgage's regulated privacy, consent, credit-authorization, and disclosure documents.

This form is not for sensitive personal or financial data such as your SIN, government ID, or banking information. Secure document collection happens through a separate, controlled channel once onboarding begins.

A mortgage check-up or savings review is a no-obligation estimate based on the information you provide and current market data. It is not advice to break, refinance, or restructure your mortgage, and any potential savings are estimates only that depend on lender penalty policies, your individual circumstances, and current rates. Breaking a mortgage may incur prepayment penalties. Any recommendation to act would follow a full review within a client relationship.

QUESTIONS

Common Questions

What's the catch?

There isn't one. If we find you savings and you choose to act, the lender pays the brokerage's compensation when the new mortgage funds — the same way most residential mortgage brokering works. If there's nothing worth doing, the check-up simply told you your mortgage is in good shape. Either way, you got a straight answer for free.

Do I have to switch lenders?

No. The check-up is information, not a commitment. Sometimes the best move is staying exactly where you are — and if that's the answer, that's what we'll tell you.

Won't switching lenders cost me out of pocket?

Often less than you'd think — and sometimes nothing at all. When lenders compete for your mortgage, many will cover portions of the cost of moving: legal and appraisal fees, and in some cases a contribution toward your prepayment penalty. That's why the check-up runs the full math — penalty, costs, incentives, and savings together — so the answer you get is the real net number, not a headline rate.

What do you need from me?

Just what you know about your current mortgage — lender, rough balance, rate, and renewal date if you have them. A recent mortgage statement makes the review sharper, but it's optional.

What if my mortgage is already in good shape?

Then you'll hear exactly that, and your mortgage stays quietly monitored in case that ever changes. Good news is still an answer.
